Brooke Myers and Charlotte Ustler are team members and principals of the Ustler Group of Companies focusing on strategic real estate opportunities in Downtown Orlando. Most notably, Creative Village represents the transformation of 68-acres of city-owned land into an urban Innovation District, building on the success of Orlando’s technology and innovation economy anchored by Electronic Arts and the University of Central Florida Downtown and Valencia College Downtown campus.
Creative Village is an exemplary public-private partnership with the City of Orlando, led by Mayor Buddy Dyer, positively impacting the West Side of Downtown Orlando. The master development team coordinates numerous initiatives to address key social and economic factors, including health and wellness, a variety of housing types, access to public education, parks and open space, mobility and transportation choices, economic development and environmental sustainability. From the onset, significant consideration was given to the surrounding Parramore neighborhood while setting forth a long-term framework for responsible mixed-use development of a “live, learn, work, play” community.
Creative Village Phase I was completed in 2022 and represents approximately $700 million in investment and consists of 350,000 SF of higher education space, 640 student housing beds, 957 mixed-income apartments, 175,940 SF Electronic Arts Orlando Studio and the 2.3-acre “Luminary Green Park.” The completion of Phase I represents almost 8,000 students, 1,000+ high-wage jobs and approximately 2,100 residents.
Once an area of disinvestment with a lack of educational resources, the Parramore neighborhood is now home to a robust education ecosystem. The “Cradle to Career” model provides opportunity and access to an underserved community and enables historically underprivileged youth a path to succeed. With students having higher education in their backyard, the children of Parramore now see college as an attainable goal.
Brooke and Charlotte will continue to be instrumental in shaping the future of Creative Village and Downtown Orlando over the next 10+ years. Upon full buildout, Creative Village will represent more than $2 billion in new development and a dynamic mix of uses, including 900,000 SF of office/creative space, 800,000 SF of higher education space, 100,000 SF of retail/commercial space, 2,000+ residential units, 1,500 student housing beds and 255 new hotel rooms. Brooke and Charlotte are passionate about creating vibrant and inclusive places that shape the urban fabric of Downtown Orlando.
